Appeal from a judgment of the superior court for King county, Ralston, J., entered November 10, 1916, upon findings in favor of the plaintiffs, in an action for damages, tried to the court.

The appellants, in the year 1907, conveyed by warranty deed to the respondents a lot in the city of Seattle upon which was a two-story brick building. In the year 1915, the city ordered the street on which the lot fronted to be improved by the laying of cement walks. It was then claimed by the city that the building extended into the street over the lot line two and nine-tenths feet at one corner and two and three-tenths feet at the other.
