The defendant owned sixty-nine acres of land in Darien, which for a long time prior to October 14th, 1928, he had listed for sale with the plaintiff, a real-estate broker in that town.' Shortly prior to that date the plaintiff interested George W. Hughes as a prospective purchaser of twenty acres of the property together with two dwelling-houses situated upon it.
