¶ 1 Appellant, Bridges PBT (“Bridges”), a Pennsylvania Business Trust, appeals from an order entered in the Court of Common Pleas of Allegheny County on January 3, 2002, confirming an arbitration award and dismissing Bridges’ motion to modify such award. 1 We affirm.

I. FACTUAL AND PROCEDURAL HISTORY

112 In 1998, Bridges contracted with Khalid and Fozia Chatta (the “Chattas”) to construct improvements on commercial property owned by the Chattas.
