Bank of America National Trust and Savings Association, the owner of the premises in question, leased the same to respondent for five years ending December 15, 1943, for the purpose of operating a cocktail and restaurant business. The lease was prepared by the bank’s attorney under the direction of the officers and agents of the bank. Respondent installed furniture, fixtures and equipment at a cost of more than $22,000.
