This is a suit to quiet title, and involves the construction of a warranty deed, executed by P. F. and Malinda Jane Glenn, husband and wife, whereby they sought to convey the following real estate, to wit: the SWy and the SWy of the NEy and the Si/2 of the SEy, all in Section 3'5; also the east 33 yj acres of the SEy of the SEy of Section 34-79-27; also Lots 3, 2, 3, 4, 5, and the W% of Lot G in Section 4-78-27, west of the 5th P. M., all in Dal*547las County, Iowa, to appellants and Ms brothers and sisters jointly, subject to certain provisions and limitations, as follows:
