Although two actions are here involved, there was but one judgment and but one appeal.
On September 27, 1913, Charles E. Healy and Eva G. Healy, his wife, filed a complaint against Joseph Auerbach and Louise Auerbach, his wife, to recover possession of and .quiet title to a parcel of land, of which said plaintiffs were alleged to be the owners, described as “Lot thirteen, block seven of Belle-Vernon Acres,” according to the map thereof recorded in the office of the county recorder, situated in Los Angeles County.
