Under General Statutes § 20-327b,1 vendors and purchasers of residential property must exe*354cute a residential property condition disclosure report (§ 20-327b report) documenting the vendor’s actual knowledge of the condition of the property. This case concerns the relationship between this statute and the common-law tort of negligent misrepresentation. Specifically, it concerns the actionability of such a common-law claim in light of an independent professional inspection obtained by the purchaser of the property.
