This appeal arises from Mulherin-Howell’s (Mulherin) suit to quiet title to property previously owned by Mulherin. After competing motions for summary judgment were filed, the trial court found Mulherin had standing to bring the suit and Mulherin’s action was not barred by any applicable statute of limitations.
