OPINION

EASTAUGH, Justice.

I. INTRODUCTION

The City and Borough of Yakutat leased a fish-processing plant and cold storage to North Pacific Processors, Inc. (NPPI) and its predecessor, Sitka Sound Seafoods, Inc., for many years. This appeal concerns disputes about Yakutat’s contractual “first option to purchase” items installed on the leased property by the lessees, and the appropriate purchase price. We hold that the superior court did not clearly err in finding after trial that the disputed items are “structural improvements or additions” within the meaning of the leases, and are therefore…
