THE COURT.

This action was brought by plaintiff to have it determined that he is the owner of a joint life estate in certain real property in Sonoma County, and to quiet his title thereto. The answer of defendant denies the existence of any interest in plaintiff, alleges the entire fee is in defendant, and, in addition, sets up as an additional defense the statute of limitations, and alleges that plaintiff conveyed all his interest in the property to defendant in 1919.
