The plaintiff appeals and the defendant cross appeals from the trial court’s judgment rendered in favor of the plaintiff for back rent owed to her by the defendant.1 The trial court held that the plaintiff was entitled to back rent, but limited that amount to $40,700 per year beginning February 17,1982, and continuing without increase, except periodic interest, to *138the present.
