*19On April 1,1979, David and Robert Odell (two of the plaintiffs) leased from Irma Della Pietra (the defendant) “The Green Tavern,” consisting of approximately 600 square feet on the ground floor of the premises known as 622 East Middle Turnpike, Manchester, for a term of four years with the option of renewal for two successive four year terms.
