I. © INTRODUCTION

This landlord-tenant dispute requires us to consider the cireumstances under which Alaska's Uniform Landlord and Tenant Act allows tenants to recover damages for their landlord's noncompliance with duties imposed under the act. We hold that the act permits a tenant to recover damages, including diminished rental value, for a landlord's breaches of statutory duties, regardless of whether those breaches are "material" or involve "essential services."
