OPINION

MATTHEWS, Chief Justice.

In December of 1984 David Berrey leased commercial space in a Fairbanks office building for one year from Samuel and Phylene Jeffcoat (hereafter “Jeffcoat”) for use as a restaurant. The lease stated:

Tenant shall have the right to extend this lease. Should Tenant desire to exercise this right to extend, Tenant shall give Landlord written notice at least ninety (90) days before the expiration of the term.
