CALLISTER, Chief Justice:

Plaintiff, pursuant to the power of eminent domain conferred by Sec. 11-19-23.9, U.C.A.1953, as amended 1971, initiated this action of condemnation to take defendants’ property. Defendants’ property was a parcel of land measuring 49 by 156 feet, situated on the east side of West Temple Street between Second and Third South in Salt Lake City. Located upon the property was a three story building with an improved basement for storage facilities. The sole factual issue in dispute was the amount that would constitute just compensation.
