OPINION

HOWARD, Judge.

Westcor, Inc. (Westcor), is a developer and owner of neighborhood and regional shopping centers. Horizon Corporation (Horizon) owned 36 acres of land in Tucson immediately across the street from the Foothills Mall Shopping Center. On April 3,1978, Westcor and Horizon entered into a contract wherein Westcor agreed to buy and Horizon agreed to sell 11 of the acres. Their agreement was in the form of printed escrow instructions and an addendum which contained the following pertinent provisions:
