BROWN, Chief Justice.

This appeal involves an ownership dispute over an overriding royalty interest in an oil and gas lease. The trial court ordered summary judgment favoring appel-lees, Eighty-Eight Oil Company (88 Oil), Walter Guión individually, as Guardian for Barbara Guión (Guions) and d/b/a Preferred Energy Properties (Preferred), based solely on the doctrine of adverse possession. Appellant Robert J. Conna-ghan presents three issues:
