The plaintiff, the owner of property known as 1228 Qninnipiac Avenue, in New Haven, located in a residence B zone, applied to the board \ of zoning appeals of the city of New Haven for a \ variance of the zoning regulations to permit her to conduct, on the first floor of her three-family resi- ¡ dence, a boarding home for not more than six persons beyond the age of sixty years.
