This is an action to recover' rent according to the terms of a written lease. Trial before the court, without a jury, resulted in a judgment for plaintiff. Defendant has appealed.

The premises involved in this action consist of office space at 806 Third avenue, in the city of Seattle. Prior to October, 1930, the space was occupied by an investment company, under a lease from respondent for a five-year term ending November 30, 1934.
