OPINION

BIRDSALL, Chief Judge.

This appeal concerns the fiduciary duty of a real estate broker to her principal. We find certain responsibilities are not mandated as a matter of láw and we affirm the verdict and judgment of the court below. The facts follow.

Appellee, representing herself and her brokerage firm as specialists in northwestern Tucson property, contacted appellants, owners of roughly ten acres of undeveloped land in the area, for the purpose of selling the property for them.
