This appeal by Lowell Winston Kwong Wai Thom and Joyce K. Thom, husband and wife (collectively appellants), is from the judgment and findings of fact and conclusions of law of the lower court in a non-jury proceeding entitling the State of Hawaii (hereinafter State or appellee) to specific perfor manee to the extent that appellants reexecute a deed. City Bank of Honolulu was joined as a party in the original action by reason of its mortgage on the property in question.
