This action involves an alleged breach of a written commercial lease and claimed tortious conduct by the lessee.

In January 1970, the defendant-lessee Robert W. Scholes (then a single man) entered into a commercial lease with the plaintiff-lessor Olson. The leased property included a dog kennel, a cattery, and two residences.
