This appeal primarily involves the question of whether the interpretation of an “option to terminate” lease provision properly can or should be part of the subject of an unlawful detainer action brought by the lessor pursuant to RCW 59.12.
The operative facts of this appeal are undisputed. Appellant Pine Corporation as lessor and the respondents Richardson and Stuempges as lessee are parties to the lease in question which contains the following paragraph 17:
