Plaintiffs, for several years, have owned and operated a gasoline service station at Turner, Oregon. On February 21, 1929, the plaintiffs leased the premises to the defendant Associated Oil Company for a term ending February 20, 1932, which rental was extended, under the right of option invested in the lessee, to February 20, 1934. Under the terms of this lease, the defendant oil company agreed to pay to plaintiffs as rental a sum equal to 3 cents for each gallon of gasoline sold to plaintiffs by defendant during the preceding month.
