{¶ 1} This is an appeal from a decision of the Board of Tax Appeals (“BTA”) that found the value of real property. Appellant, Knickerbocker Properties, Inc. XLII (“Knickerbocker”), challenges the BTA’s determination that the December 2003 sale price of $27,605,000 constituted the value of the property for tax year 2005. Knickerbocker contends that the evidence shows a change in market conditions between the time of the sale and the tax-lien date, January 1, 2005, and that the change made it improper to use the earlier sale price in valuing the *104property.
