A written contract was entered into between the parties on February 6, 1920, whereby the defendant agreed to convey to the plaintiff his certain farm of 120 acres, and whereby the plaintiff agreed to transfer to the defendant, in partial payment therefor, his store building and his miscellaneous stock of goods therein, then situated in the village of Alburnett, in Linn County, Iowa.
