STEPHENS, J.

This is an action for specific performance of a contract of sale of real property, or in the alternative, damages. Plaintiffs William and Deborah Meyer, purchasers, appeal from a judgment that no contract existed or was created between them and, the defendants, Howard and Irene Benko, sellers.
