A rather unusual situation in the relations of adjoining landowners has occasioned the present controversy. Each of the parties, or his predecessor in interest, was, at one time, a lessor, with others, under what is termed a community oil lease. In an action to quiet title, brought by the respondents as the owners of two lots from which oil is being produced, the trial court determined that they are entitled to all of the landowners’ royalty, and that the appellants, who are the owners of land which was surrendered by the lessee, have no interest therein.
