This action is presented to us on appeal from the district court of Kingfisher county.

The principal question involved relates to the validity of deeds executed by a property owner during his lifetime and delivered by him to a third person with oral instructions to deliver such deeds to the grantees therein n'amed upon the death of himself and his wife.
