This is an appeal1 from a judgment of the trial court sustaining the plaintiff’s appeal from a decision of the defendant zoning board denying a special exception. We find error.

The plaintiff sought a special exception to allow a building to be placed on a nonconforming lot under § 6.4.2 of the Milford zoning regulations.2 A public hear*49ing was held at which evidence was presented in support of and in opposition to the plaintiffs application.
