HALBROOKS, Judge.
Appellant challenges the district court’s grant of partial summary judgment in favor of respondent, arguing that the district court erred by concluding that the redemption by respondent’s predecessor of a foreclosed residential property had substantially complied with the express requirements of Minn.Stat. § 580.25 (2002). Appellant also argues that respondent sought to obtain title to the property in question based upon an illegal mortgage prohibited by Minn.Stat. § 58.13, subd. 1(13) (2002).
