On August 25, 1921, D. A. Potter and W. L. Owen, the defendants and appellants herein, leased from the Bradbury estate a portion of the Rancho Laguna, consisting of - approximately sixty-five acres, situate in the county of Los Angeles, for the term of five years, beginning September 1, 1921, and ending August 31, 1926. The lands were leased for farming purposes and at an annual rental of $2,890, payable semi-annually in advance on the first day of September and March of each year during the term.
