This is an appeal from a judgment in favor of plaintiff for two months’ rent on commercial premises rented by defendant. The lease was to commence April 1, 1945, *268and contained the following- clause: “Subject to the covenants herein specified this lease shall continue for one year certain, and if at the end of that period the present war of the United States with Germany and Japan has not been terminated, the lease shall continue at the rental herein agreed until the end of the war with Germany and Japan as determined by. proclamation of the President of the United…
