Plaintiff brought this action to quiet her title to property in Los Angeles County and to cancel certain instruments under which Marie T. Huntley (hereinafter called defendant) claims title to the property. The trial court found against plaintiff on all material issues and rendered judgment for defendant. This appeal followed.

The interest which plaintiff claimed in the property grew out of the following:
