The story of this litigation had its genesis in the craze of real estate speculation of which Iowa was the scene, *702a few years since. On May 29, 1919, three men, Yocnm, Donovan, and Briggs, holding a contract for the purchase of a farm of 280 acres, on which they had made a small fractional payment, entered into another contract to sell the same at the agreed price of $72,100 to one Will, ivho made a small fractional payment thereon.
