In this action to quiet title, plaintiffs appeal as of right the trial court’s grant of summary disposition to defendants pursuant to MCR 2.116(C)(4) and (10). We reverse and remand.

FACTS AND PROCEEDINGS

The plaintiffs in this case are Beulah Hoagland Appleton, the Beulah Hoagland Appleton Qualified Personal Residence Trust, and the Walloon Lake Countiy Club. The contested property is a 302.5-foot-long, 66-foot-wide strip of land, the center line of which is the border between Emmet and Charlevoix Counties.
