Plaintiff alleges in substance in its complaint: In June, 1963, defendant was the owner of a tract of real estate in the city of Greensboro known as part of the Lawndale Shopping Center, which is described by metes and bounds in the complaint. Plaintiff and defendant entered into an agreement, under the terms of which defendant agreed to erect a building on its tract of real estate and to lease the basement of the building to plaintiff.
