OPINION
FOLEY, Judge.
Appellant Security Federal Savings & Loan Association filed suit to quiet title to real property it owns in St. Cloud, Minnesota on May 7, 1986. Respondents, who are neighboring landowners and businesses, answered asserting that they had acquired easements in the property under various legal theories. Respondents later raised a claim that the public had acquired an easement under the doctrine of common-law dedication.
