This is a proceeding brought under the Act of April 20, 1905, P. L. 239, 12 PS secs. 2571-2590 by Girard Trust Company, Trustee, for the possession of real estate which it had purchased at sheriff’s sale. The respondent and appellant is Bernard Shotkin, who was in possession of the first floor and basement of the building under a lease from tbe defendants in tbe execution, made long after the execution and recording of the mortgage on which the sheriff’s sale was based.
