Susan Collins, the plaintiff, was the owner of 53 acres of land, having thereon a frame dwelling house and barn, in Parker township, Butler county. On June 23, 1883, she, joined by her husband, executed to Matthew Storey a first mortgage on the land as security for a debt of $800; no bond or personal obligation accompanied the mortgage. On June 27, 1885, Storey assigned the mortgage to Philip Daubenspeck; there was then due upon it only $105 of the original debt to Storey.
