This appeal involves the ownership of 21 lots of land in a subdivision, known as “The Castor Highlands Subdivision”, located in northeast Philadelphia.

On June 1, 1923 one Louis Green and Annie Green, his wife, sold a tract of land in northeast Philadelphia and title thereto was taken in the name of John F. Brown, Jr. (Brown). At that time Brown was an em ployee in the office of Albert M. Greenfield & Co., now Albert Company (Albert). Tbe tract of land was later subdivided into 1496 lots all of which Avere eventually sold with the exception of 21 lots.…
