The defendant, Co-Operative Insurance Companies, appeals the decision of the Superior Court {Smith, J.) granting summary judgment in favor of the plaintiff, Bill O. Weeks. We reverse.

The following facts are undisputed. The plaintiff owns property in Whitefíeld, on which a four-story brick and timber frame structure is located. In the 1940s or 1950s, a brick veneer wall was built over the existing asphalt shingle wall on one side of the building.
