The record discloses the following facts: On November 10, 1911, Thomas K. Lalakea leased to the Laupahoehoe Sugar Company for a term of five years from November 5, 1914, four pieces of land, namely, “1. All of the land described in Boyal Patent No. 1033, to which said patent reference is hereby made for better description, containing 121 acres, situate at Kapehu, District of North Hilo, County and Territory of Hawaii. 2.
