1. MECHANICS' LIENS — when memorial of mechanic's lien may be removedby petition under the Torrens act. If the claim for a mechanic's lien is not filed within four months after the completion of the work or the last delivery of materials, as required by section 7 of the Mechanic's Lien act, subsequent purchasers for value will be entitled to have the memorial of the lien removed from the register of titles under the Torrens act.
