Plaintiffs appeal from a judgment rendered upon a directed verdict in favor of defendants in an *920action, brought by plaintiffs to recover and quiet title to certain real property in Mill Valley, Marin County.

The rules applicable to the power of a trial court to direct a verdict are well settled and are not here in dispute. A verdict may be directed for defendant only when, disregarding all conflicts in the evidence, and after indulging in every legitimate inference that may be drawn from the evidence, there is no substantial evidence to support a verdict in favor of plaintiff.
