February 10, 1920, George W. Smith, plaintiff, sold to John Heppner and Julia B. Heppner, his wife, on land contract a farm in Macomb county, consisting of 277.89 acres, for $30,000; $5,000 was paid down at the time the contract was executed and the balance of $25,000 was to be paid at the rate of $1,000 a year on principal commencing March 10, 1921, besides interest at six per cent, pay able semi-annually.
