REYNOLDS, Judge:

This is an action by appellants, hereinafter referred to as plaintiffs, to cancel a real estate sales contract for non-perform- anee and quiet their title to said lands, and a cross action by appellees, hereinafter referred to as defendants, for specific performance of the real estate contract. The case was tried on September 13, 1971. The trial court reserved judgment until the 12th day of January, 1973. On that date the court granted judgment for specific performance.
