By lease dated December 18th, 1939, the defendants as landlords rented to complainant as tenant, the first floor of a three-story building on premises owned by the landlords for a term to commence January 1st, 1940, and to end June 30th, 1944, at the monthly rent of $65, with the option to the tenant at any time prior to April 1st, 1944, of renewing the lease for an additional three years at the monthly rent of $75. The lease, expressly made subject to a mortgage covering the entire premises then held by United National Bank of Cliffside Park, provided that the tenant should pay the rent…
