The facts are not in dispute. Plaintiffs and appellants, Ernest Laks and Richard Schubot (hereinafter “appellants”) sought to develop a Sheraton Motor Inn located near the San Francisco International Airport. Appellants had obtained a broker to assist them in finding the financing for the project. On January 9, 1973, Coast Federal Savings and Loan Association (hereinafter “Coast”) sent to appellants’ broker a letter of conditional commitment which read as follows:
