The issues raised by the first count of the complaint and of the cross-complaint relate to the ownership of the fee of, and the rights of plaintiffs and defendant, respectively, in or over a strip of land, twenty-five feet in width, lying between lands which are, admittedly, owned by the plaintiffs and by the defendant. The plaintiffs claim to own the fee of this strip, subject, at most, only to an easement in the defendant and others to use a right of way three feet wide over the westerly side thereof and thence continuing along plaintiffs’ westerly boundary line to the shore of Long Island…
